Taylor Morrison unveils Sandoval’s Phase III floor plans
The West Florida Division of Taylor Morrison recently unveiled eight floor plans for Phase III of Sandoval, the final 100 acres of the 524-acre gated community in Cape Coral.
The floor plans are designed to embrace the lifestyles sought by today’s homebuyer, balancing openness with intimate spaces and emphasizing a connection to outdoor areas with numerous options for buyers to customize to their lifestyle.
The award-winning homebuilder’s series include twin villas, detached villas, single-family homes and estate homes are evocative of the casual, life’s-a-vacation ambience residents experience at Sandoval.
Taylor Morrison broke ground in September and will offer four decorated model homes in early 2013.
The designs offer two and three bedrooms, dining rooms, dens, family or great rooms, two-car garages, kitchens with pantries and free-standing islands or breakfast bars, sliding glass doors opening to covered lanais, and master suites with walk-in closets, his-and-her sinks and glass-enclosed showers.
The Tropics Collection of estate homes includes the three-bedroom Coral VI and the two-bedroom Siesta VI, offering 2,607 and 2,253 square feet of living space, respectively. The Coral VI has a breakfast nook positioned in a bay window and offers the option of adding columns between its living and dining rooms. The Siesta VI emphasizes openness between its dining room, kitchen and family room and offers his-and-her walk-in closets in its master suite.
Sandoval’s Coastal Collection features three single-family floor plans: the 2,843-square-foot Gulf Breeze VI with two bedrooms, a second-floor bonus room and full bath; the three-bedroom 2,275-square-foot Sandbar VI, offering the option of adding a nook and desk to the kitchen; and the Shoreline VI, with two bedrooms, 1,856 square feet and two sets of sliding glass doors at its adjoining dining and family rooms.
The Two Palms Collection’s detached villas include the three-bedroom Sabal Palm VI offering 1,926 square feet and the two-bedroom, 1,688-square-foot Queen Palm VI.
The Ibis VI, part of the Sanctuary Collection, is a two-bedroom twin villa with a great room, den, dining room and 1,533 square feet.
Each of the floor plans allow buyers to extend lanais, add decorative tray ceilings, opt for a shower instead of a tub in secondary baths and convert dens into bedrooms.
The Tropics, Coastal and Two Palms collections offer two elevations, options for summer kitchens on the lanai, gourmet kitchens with oven towers and a deluxe master bath with a tub. Bay windows and sliding glass doors between master bedrooms and lanais are available in select plans.
Both the Shoreline VI and Sandbar VI offer the option of creating an al fresco living room with a corner fireplace and an expanded summer kitchen with curved bar counter. Buyers can also extend garages or choose a three-car garage in the Gulf Breeze VI and Sandbar VI.

In the center of the community is Club Sandoval, the 5,319-square-foot community center, where vibrant colors, lush landscaping, palm trees and a 7,500-square-foot lagoon pool create an island lifestyle. The building offers a multi-purpose room, fitness center, locker rooms with showers and a catering kitchen. Outdoor amenities include the pool, one of Lee County’s largest, with a children’s play area and 100-foot water slide, the nautically themed “Shipwreck Cove” tot lot and the “Quiet Cove,” where chairs and umbrellas encourage relaxation. Sandoval is one of nearly 20 communities included in the West Florida Division of Taylor Morrison, from Pasco to Collier County. The division added approximately 20 positions in 2012 and estimates another 50 positions in 2013.
